CMA valuations: how to do them right
From Deeds data to a confident seller appointment.
A great CMA wins the mandate. A bad one loses it before you walk in. RealtyPA gives you the Deeds data, the transfer history and one place to record every valuation on the property. The comparables work is still yours to do.

Open the property in RealtyPA
Search the address from the Add button or the map. RealtyPA geocodes what you pick, then runs a deed search on that address so you can open the right deed record.

Read the transfer history
The Overview tab shows past transfers with the last sale price and date. If the deed came from cache you see "Deed data as at" a date, with a Refresh link right next to it.

Mind your deed allowance
Deed reports are metered per calendar month. The R299 Individual plan includes 50 deed reports and 10 contact lookups. Once you hit the cap the property shows "Monthly limit reached" and names the date your allowance resets. Agency plans are metered separately against a per-workspace deed limit.

Record the valuation
Tap Valuation on the property and pick a type: Agent, Municipal, Knowledge Factory, CMA or Lightstone. A Knowledge Factory valuation stores a low, predicted and high amount plus safety and confidence percentages.

Take the range to the seller
For a CMA you enter the sale amount, the rental amount and the date it was done. RealtyPA pulls no comparable sales for you, and the CMA Info integration screen still reads "Coming Soon". The seller document itself you can build in the app. The property's Documents tab lists your workspace templates, and a template in the Valuation category merges the property fields and gives you Download PDF and Download DOCX. Templates are set up under Settings, "Document templates".
From agents who've done it.
Always show a range, not one headline number. The Knowledge Factory valuation type is built for exactly that: it holds a low prediction, a prediction and a high prediction on one record.
Pre-send the CMA before the appointment. Sellers come prepared and the conversation is about strategy, not justification.
Show the seller their property's transfer history. The Overview tab already carries the last sale price and date, and past transfers sit directly under the address.
