    Open the CGT tab

    On your agent website go to Tools, Calculator, then click Capital Gains Tax, the fourth tab across the top of the calculator.

    Set the taxpayer

    Choose Individual, Company or Trust. For an individual also set Age Bracket and Annual Taxable Income (R), because the gain is taxed on top of income.

    Load the base cost

    Enter Selling Price, Purchase Price, Transfer Duty Paid, Legal / Conveyancing Fees, Bond Registration Costs, Capital Improvements, Agent Commission and Other Allowable Costs.

    Read the working

    Capital Gain leads, then Total Base Cost, the exclusions, Inclusion Rate and Taxable Capital Gain, ending in Estimated CGT Payable and Effective CGT Rate.

2025/2026 rules, written into the app

Individuals get the 40% inclusion rate, the R2 000 000 primary residence exclusion and the R40 000 annual exclusion, and the gain is then taxed on top of income against the 2025/2026 brackets and age rebates. Companies and trusts get 80% inclusion and neither exclusion.

Is this tax advice?

No. The on page disclaimer says the estimates are based on 2025/2026 South African tax year rates and exclusions, and tells the reader to consult a qualified tax professional for advice.

Does it handle trust-owned property?

Yes. Taxpayer Type offers Individual, Company and Trust. Companies and trusts both use the 80% inclusion rate, then trusts are taxed at 45% of the taxable gain and companies at 27%. Neither gets the primary residence or the annual exclusion.

What about the primary residence exclusion?

Tick the Primary Residence checkbox, which only appears when Taxpayer Type is Individual and is off by default. The exclusion is capped at R2 000 000 of the gain, and the R40 000 annual exclusion comes off what is left.
