RealtyPA in
Western Cape.
Cape Town to the Karoo, the country's most data-rich market.
The Western Cape is the most data-rich property market in South Africa, and the most price-sensitive. RealtyPA gives Western Cape agents the Deeds Office record on any property they open, erf boundary overlays in the Cape Town metro, and a valuation band you can put your own Agent or CMA figure next to before a pricing meeting.
Where the deals are happening.
What working agents need to know.
Sectional title dominates the metro
Apartment stock makes up the majority of Cape Town inner-city sales. Open a sectional scheme in RealtyPA and it lists every unit the deeds record holds, each with its last sale price and date.
Coastal context matters
Sea-facing properties can trade at a premium to comparable inland stock. Every deed pull returns an automated valuation band, and you capture your own Agent or CMA figure next to it when the view justifies the number.
Drought + load-shedding shape demand
Solar and water-tank infrastructure increasingly affects valuation. Listings with off-grid features command premiums, so record what a property actually has in a note on it. The note stays with the property rather than with the agent who wrote it.
About RealtyPA in Western Cape.
Does RealtyPA cover the wine routes and outer Western Cape?
Deeds Office records are national, so a property on the wine routes or in Plettenberg Bay reads the same as one on the Cape Flats. RealtyPA does not hold an erf database of its own. You open the property and the deed is pulled then, through the Knowledge Factory PropInfo API, against your monthly deed allowance. In the rural Karoo recent sales are thinner, so read the automated valuation as a band and put your own Agent or CMA figure next to it.
How current is data for Cape Town suburbs?
A property you open for the first time is pulled live. After that RealtyPA serves the stored copy for 30 days, and the property prints Deed data as at with the date and a Refresh button beside it, so a Sea Point or Stellenbosch flat that has just transferred is one tap from current. There is no promised turnaround between a transfer being lodged and it appearing, and no comparables pool filling up in the background. You pull the properties you are working.
What do I get on a sectional-scheme property?
The scheme opens with a Properties tab listing every unit the deeds record holds, each with its last sale price and date, and the Overview tab carries the highest and the latest sale recorded inside the scheme. Participation quotas, body corporate names and trustees are not in the deeds record. Levies you capture yourself, under Rates and levies on the property.
